Putting your home on the market today!

  • The Vendor (you) will sign an Agency Agreement with the Real Estate Agency which authorises the agent to exclusively sell their home.
  • The Vendor will organise a “CONTRACT FOR SALE” with their solicitor/conveyancer.
  • Your Agent will organise a sales team group inspection.
  • Your Agent will organise a professional photographer to highlight the Vendors property.
  • Your Agent will script an advert that describes your home.
  • Upon receipt of the “Contract for Sale” your Agent will begin the marketing campaign. Internet, newspapers, brochures, signboard will be ordered etc.
  • Your property and features will be automatically matched with our list of qualified buyers.
  • Sales inspections and Open Houses are booked.
  • Feedback reports will be email, posted or discussed.
  • Offers will be submitted in writing and discussed.
  • Both the vendor and purchaser agree on a sale price.

  • On completion of negotiating a sale price, the purchaser deposits 0.25% of the sale price which is non refundable and both the vendor and purchasers signatures are required on the contract which contains a 5 or 10 day cooling off period.
  • The purchaser at this point will confirm with their solicitor/conveyancer that a sale is taking place.
  • Southlands Estate Agents will prepare and mail confirmation of the sale (sales advice) to all parties involved and forward the signed contracts to the solicitor/conveyancer.
  • The purchaser or solicitor/conveyancer will organise a building and pest report to be conducted. Depending on the finance application a valuation may also be required by the lending body.
  • It is usual that before the last day of the cooling off period the purchasers may wish to inspect the property again with the building and pest reports to compare the findings. The Agent will facilitate this inspection with the vendors authorisation.
  • On the last day of the cooling off period the balance of the 5% or 10% deposit or deposit bond is paid and the contract becomes unconditional. The sold sticker is placed on the properties signboard.
  • The contract period is determined by the vendor and is usually a standard 42day settlement period but the vendor and/or purchaser may wish to extend it to suit their requirements by organising it through the solicitors/conveyancers.
  • Before settlement a pre-settlement inspection could be required by the purchasers. The Agent will facilitate this inspection with the authorisation of the Vendor.
  • On settlement the agent is notified of the settlement by the vendors and purchasers solicitors/conveyancers and is issued an “Order on the Agent” to release the balance of the monies held (if any) in the agents trust account, which can take up to 2 days subject to (solicitors notification).

  • Property Profile – Full colour profiles are given to all prospective buyers displaying a detailed description and multiple photos of your property. This is a great way for buyers to show their friends, family and compare your home to others that are on the market for sale.
  • Flyers – Full colour flyers are printed and displayed in our office and handed out at the open for inspections.
  • Internet Websites and Social Media – Your property will be featured on the internet. It is well known now that more and more buyers are searching the internet for property to buy. It is an easy way to contact the selling agent and organise inspections.
  • Local Newspaper – we offer a full colour advertising package to all our vendors in the local Western Weekender, including “agents choice” and “best buys”, editorials and front page advertising. This paper is highly regarded as the “Property Guide” for prospective buyers. It features an easy to find “open house” list each week.
  • Vendor Feedback – we will keep you informed of the number of website viewings your property has received, as well as a copy of all advertising. You will be given weekly feedback reports which will be emailed, posted or discussed with you. This is a very important report which contains all the buyer’s unedited comments regarding your property.
